Perimeters - secure and undamaged, all gates, garages secure and in working order .

Roofs & Gutters - Leaks , blockages or damage.

Walls &Paintwork - Cracks , dampness or peeling paint.

Windows & Doors - Secure, undamaged & properly sealed.

Exterior Lighting - All functioning for security & aesthetics.

Pool/Spa - Water chemistry, filter & pumps system, levels , cleanliness & safety covers.

Garden & Landscaping - plant health, overgrowth or pest issues.

Irrigation - System & timers in full working order.

Wi-fi & Entertainment Media - Codes & all working correctly.

AC, Ventilation & Heating Systems - All in working order. Filters, thermostats & airflow.

Security - Locks , alarms or any smart home systems.

Pest Control - Signs of insects or rodents.

Storage - Ensure all areas are tidy & well stocked.

Mail & Deliveries - Receive & sort.

Structural - Any damage, cracks, stains, peeling paint or mould.

Watering & care of indoor plants.

Photographic evidence of any issues will be sent to the owner to discuss course of action. All quotes and permission before any work commences.

Key Holding Service - Lost key back ups. Access for maintenance & property inspections. For quick emergency entry. Remote owner convenience. Guest & tenant check ins / check outs.

Guest Arrival & Departure Process

Arrivals - Guests warmly welcomed to property. A brief walk - through conducted high lighting key features, any rules & necessary instructions for a comfortable stay. Keys then handed over, any questions addressed.

Departures - A final walk through to ensure all is in order. Keys collected & feedback noted for owner. Ensuring a smooth transition & maintains the quality of future stays .

Serve as First Point of Contact - For owner & guests , handling issues, inquiries &providing assistance as needed.

All Trouble Shooting, Sourcing of Staff & Suppliers - Always onsite for tradesmen, staff & deliveries to ensure security, access & quality checks.
